Case No. 25CV033299 Unknown Spouse, Name Unknown, of Rebecca Phillips aka Rebecca Phillips, Trustee aka Becky Best Phillips, Deceased; Unknown Administrator, Executor, or Fiduciary of the Estate of Rebecca Phillips aka Rebecca Phillips, Trustee aka Becky Best Phillips, Deceased; Unknown heirs, legatees, devisees, executors, executrixes, administrators, administratrixes, assignees, and representatives of Rebecca Phillips aka Rebecca Phillips, Trustee aka Becky Best Phillips, Deceased; Unknown spouses of unknown heirs, legatees, devisees, executors, executrixes, administrators, administratrixes, assignees, and representatives of Rebecca Phillips aka Rebecca Phillips, Trustee aka Becky Best Phillips, Deceased; Unknown guardian of minor and/or incompetent heirs of Rebecca Phillips aka Rebecca Phillips, Trustee aka Becky Best Phillips, Deceased, whose addresses are unknown, will hereby take notice that on , Miami University Community Federal Credit Union, filed its Complaint in Foreclosure and Marshaling of Liens in the Common Pleas Court of Preble County, Ohio, 101 E Main St #304, Eaton, OH 45320 being Case No. 25CV033299 against Rebecca Phillips, Deceased, et al praying for judgment in the amount of $58,750.63 with interest thereon according to the terms of the note from February 06, 2025 until paid and for foreclosure of said Mortgage Deed on the following described real estate, of which said Defendants, Rebecca Phillips aka Rebecca Phillips Trustee aka Becky Best Phillips, are the owners of: Real estate located at 7162 Creek Rd., Camden, OH 45311, as further described in Plaintiff's mortgage recorded on July 1, 2011 in OR Bk 306 Pg 2364 of the Mortgage Records of Preble County, Ohio. and that the aforementioned Defendants be required to set up any interest they may have in said premises or be forever barred, that upon failure of said Defendants to pay or to cause to be paid said judgment within three days from its rendition that an Order of Sale be issued to the Sheriff of Preble County, Ohio, to appraise, advertise in The Register-Herald and sell said real estate, that the premises be sold free and clear of all claims, liens and interest of any of the parties herein, that the proceeds from the sale of said premises be applied to the Plaintiff's judgment and for such other relief to which Miami University Community Federal Credit Union is entitled. Said Defendants are directed to the Complaint. Said Defendants are required to answer within twenty-eight days after the publication. Said Defendants will take notice that you are required to answer said Complaint on or before the 13th day of August, 2025 or judgment will be rendered accordingly.
